  • Fire and lightning
  • Wind, hail, hurricane
  • Theft and vandalism
  • Explosion
  • Scaffolding, forms, temporary structures
  • Construction documents, plans, blueprints
  • Debris removal and pollution cleanup
  • Soft costs interest, permits, architect fees if the project is delayed

Who needs builder’s risk

Anyone with a financial stake in an under-construction property: owner, general contractor, subcontractors, lender, architect, engineer. On San Diego County residential builds, the general contractor usually carries it and adds the owner. On larger commercial jobs, a wrap-up policy (OCIP/CCIP) often handles it.

Frequently Asked Questions

Is builder’s risk required by lenders?

Yes almost always. Construction loan docs typically require builder’s risk at 100% completed value, naming the lender as additional insured or loss payee.

Does the policy convert to homeowners when construction finishes?

No builder’s risk ends at substantial completion. The owner needs a homeowners or commercial property policy in force at that moment. We coordinate the handoff so there’s no gap.

Can I get coverage for an ADU build?

Yes ADU builder’s risk is one of our fastest-growing lines. San Diego approved 2,285+ ADU permits in 2024 and most lenders require coverage.
